Be clear about what these layers do and do not do. They are a diligence pre-screen, not a survey, a jurisdictional determination, or a legal opinion on where the boundary or the state ownership line actually falls. Erosion and shoreline change data reflect historical measurement: they describe past movement and do not predict a specific future setback for a specific lot. When a transaction turns on the exact position of a boundary or the state-managed line, that still calls for a licensed surveyor and a title examination.
